The Company has been notified that Russell Clements and Sunil Wickremeratne have
pledged 2 million and 3.5 million ordinary shares of 1p each in the Company,
respectively, as security in connection with loan facilities arranged by each of
them. The sole purpose of the loans is the potential acquisition of residential
properties by each of Russell and Sunil.

Beneficial ownership of the shares remains with Russell and Sunil.

The total holdings of Russell and Sunil are 4,738,151 and 10,786,075 shares
respectively.
